Yes. Renters insurance with up to $100,000 in personal liability coverage is required. Additional coverage requirements may apply.
No.If a resident's renters insurance lapses, the property may enroll the resident in a damage waiver program. The waiver applies only to certain damage to the building and property-owned appliances, fixtures, and hardware. It does not cover the resident's personal belongings, which is why renters insurance is required.

Tours and Availability
Tours can be scheduled through the “Schedule a Tour” option on theSpinnaker Apartments website, by calling or emailing the leasing office, or by visiting during office hours.
We offer in-person guided tours and virtual tours of select apartment homes. You may contact the office to schedule a live video tour.
Saturday tours are available by appointment between 10:00 a.m. and 5:00 p.m. After-hours and Sunday tours are not currently available. Weekday tours are offered during office hours, from 9:00 a.m. to 6:00 p.m. During months when the sun sets earlier, we do not offer tours after dark. Therefore, tours may end as early as 4:00 p.m.
Each adult touring should bring a valid government-issued photo ID, such as a driver’s license, state identification card, passport, or military ID. No additional documentation is required.
Floor Plans and Apartment Features
Spinnaker Overlook and Landing offers one-bedroom, one-bathroom homes; two-bedroom, one-bathroom homes; two-bedroom, two-bathroom homes; and two-bedroom, one-and-a-half-bathroom townhomes. Studio and three-bedroom homes are not offered.

Lease Terms and Fees
Lease terms range from 12 to 16 months.
The standard refundable security deposit is $300. Depending on screening results, applicants may be required to pay a higher deposit of up to one month’s rent or use a qualified guarantor. No separate deposit-alternative program is currently offered.

Residents seeking to terminate their lease before the expiration date must provide written notice in accordance with their signed lease. Residents may be responsible for a lease termination fee, rent until the apartment is rerented or the lease expires, repayment of concessions, utilities, and other applicable charges. Exact requirements depend on the signed lease and the circumstances of the move-out.
Renewal offers are generally delivered at least 90 days before the lease expiration date. If a resident does not sign a renewal or submit a proper notice to vacate, the lease may continue on a month-to-month basis at the applicable rate.
Application and Screening Requirements
Same-day approval may be available, but the process typically takes two to four days. Timing depends on when the applicant completes income verification through VeriFast.
- Background checks: All applicants and occupants age 18 or older must complete a criminal background check. Screening may also include employment, income, credit, rental history, eviction records, returned payments, Social Security number verification, and prior landlord references. All screening is conducted under the property's current approved criteria and applicable law.
- Criminal history: Criminal history is evaluated under the property's current approved screening criteria and applicable law. Certain convictions may result in denial, including convictions involving the manufacture or distribution of illegal drugs and lifetime sex offender registration. Other records are reviewed individually. Additional screening may cost $15, and further information may be requested.
- Income: The combined gross monthly income of all applicants must equal at least 2.5 times the monthly rent.
- Income verification: Applicants generally must provide pay stubs covering the previous four weeks. Additional documentation may be required. Income is verified through VeriFast.
- Other income: Accepted income may include child support, grants, pensions, GI benefits, disability benefits, trusts, Social Security, rental assistance, public benefits, and savings. Bank records may be required.
- Self-employed, retired, or unemployed applicants: Applicants may need to provide the previous year's tax return and two months of bank statements or 12 months of financial records. Seasonal workers may need to provide the previous year's tax return.
- Credit: Each applicant's credit report will be reviewed by our screening provider. Income and credit are reviewed together. Collections, unpaid debts, repossessions, and late payments may affect approval.
- Bankruptcy: Under the current screening criteria, an open bankruptcy or one closed within the past 12 months results in denial.
- Conditional approval: Applicants with limited or no credit, no rental history, or a low credit result may be required to pay an additional deposit and provide further income or rental documentation.
- Rental history: When required, applicants generally must provide 12 months of satisfactory rental or mortgage history from the previous 24 months. Unpaid rent, lease violations, evictions, late payments, or returned payments may result in conditional approval or denial.
- Guarantors are accepted.
- Only one guarantor per apartment is permitted.
- The guarantor must complete an application, pay the full application fee, meet the other screening requirements, and have gross monthly income equal to at least four times the monthly rent.
The administrative fee is refunded if the application is denied or if the applicant cancels within 24 hours after approval.
- Roommates may apply together, but each co-applicant must complete and sign a separate application.
- Every applicant or occupant who is 18 years of age or older must complete the applicable screening process.

Payments and Rent
Rent can be paid online through Loft Living or in person by money order or check. We do not accept card payments in the office or cash payments.

- Late fee: Rent is due on the 1st and must be received by the end of the 6th. A $150 late fee is assessed beginning on the 7th.
- Online payment fees: Payments made through the resident portal may include a convenience or processing fee, depending on the payment method selected. Any applicable fee will be displayed before the payment is submitted.
- Returned payments: A $75 fee applies if a payment is rejected or returned. The resident's financial institution may also charge a separate fee.
- Certified payments: A bank or retailer may charge residents a separate fee to purchase a cashier’s check or money order.
- Third-party payment programs: Optional services such as Flex may charge separate membership, transaction, or processing fees. These charges are determined by the service provider.
Utilities and Internet
Residents are responsible for Puget Sound Energy service and renters insurance. The following utilities and fees are billed to the resident:

- Utility service and pest control fees
Charges are based on occupancy, square footage, and usage.

We offer open parking, assigned covered parking, and garages.
Guest parking is free. Guests may park only in open parking spaces unless a resident gives the guest permission to use the resident's assigned carport.

- Inspection: Maintenance will provide at least two days' written notice. Attendance is optional. The walkthrough is not the final damage inspection.
- Cleaning: Remove all belongings and thoroughly clean the home, garage, patio, driveway, and storage areas. Vendor cleaning is optional at $0.35 per square foot, plus tax.
- Utilities: Stop Puget Sound Energy service effective on your move-out date, but not earlier.
- Balance: Pay all outstanding rent and charges when possession is returned. Lease-related termination charges may apply.
- Keys: Return all home and mailbox keys by the end of the move-out date. If the office is closed, leave them inside email spinnaker@avenue5apt.com and confirming you have vacated and where the keys were left.
- Forwarding address: Email your complete forwarding address to management and update your address with USPS.
- Final utilities: Remaining Conservice charges and the final billing fee will post during the final account reconciliation.
- Deposit statement: Your final statement and any refund will be mailed within 30 days. Please allow up to 45 days for delivery.

Additional Questions
Contact the office before anyone moves in or out. A new adult must be invited to apply, complete verification and screening, receive approval, and sign all required documents before occupying the home. Removing a leaseholder requires management approval, agreement from all applicable parties, possible requalification by the remaining residents, and signed release documents.
Contact the office before adding a pet. Provide a photo, vaccination records, and the animal's name, breed, color, weight, age, and sex. Management approval must be obtained, and all required charges must be paid and pet documents completed before the animal enters the home. To remove a pet, provide written notice and complete the required documents. Pet rent ends once the removal is processed, while the refundable deposit generally remains until move-out.
Notify the office when a vehicle is added, replaced, sold, or removed and provide its year, make, model, color, plate number, registration state, and registered owner. Records must remain current, and all household vehicles are subject to the three-vehicle limit and parking rules.
